This is the last Will and Testament
of me William John Craxford of Hoxton Street in the County of
Middlesex Gentleman I appoint Sarah Lane of The Britannia Theatre
Hoxton Street aforesaid widow Executrix of this my Will I give and
bequeath my two leasehold houses situate and being at No 1 and 2 Alma
Street Hoxton in the said County of Middlesex with the appurtenances to the
said Sarah Lane William Watson of No 92 Hoxton Street aforesaid
Gentleman and William Meckiff Josling Robinson of Hoxton Street afore
said Gentleman and the survivor of them and the executors administrators
and assigns of such survivor for such term as I may have therein at my
decease subject to the payment of the rent and performance of the covenants
under which the same may held and I declare that the said Sarah Lane
William Watson and William Meckiff Josling Robinson shall stand in
possession of the said leasehold houses In trust for my daughter Charlotte
Hope Craxford I give devise and bequeath all the rest Residual and
remainder of my property real and personal to which I shall be entitled
to at the time of my decease after payment of my debts and funeral and
testamentary expenses to the said Sarah Lane William Watson and
William Meckiff Josling Robinson and the survivor of them and the heirs
executors and administrators of such survivor upon trust to sell get in
and convert the same either together or in parcels by public auction or
private contract with power to make any special conditions as to title or
evidence of title or otherwise with power to buy in the promises at any
public sale or to rescind without being answerable for any consequent loss
and to convey and assign the promises respectively so sold to the purchasers
thereof and to invest the monies to arise from the sale and conversion of
such residuary real and personal estate in or upon any of the public

stocks funds and securities of the United Kingdom or any real or lease
hold securities in England or Wales with liberty to vary and transpose
the investment from time to time or any other investment of the description
aforesaid And I declare that thye said Sarah Lane William Watson and
William Meckiff Josling Robinson shall stand possessed of such stocks
funds and securities in trust for my sons William Samuel Craxford and
Alfred Lane Craxford or such of them as shall live to attain the age
twenty one years to be equally divided between them as tenants in
common and I empower the said Sarah Lane William Watson and
William Meckiff Josling Robinson to apply the whole or any part of there
inxxxx to which my said daughter or my sons shall be so entitled under the
trusts of this my will for and towards their respective maintenance and
education I also empower my said trustees to promise the leasehold houses
bequeathed In trust for my daughter for such term or terms of years and
with such covenants clauses provisions and agreements and so that upon such
letting there be reserved the best rent that can be had or gotten for the same
And I declare that on the death or refusal or inability of the trustees hereby
appointed or either of them or of any trustees or trustee to be appointed
under this clause it shal;l be lawful for the capable trustees or trustee if
any for the time being of this my Will whether refusing further to act or
not and if none of the executors or administrators or any or either of
them of the last deceased trustee to appoint a fit person or persons to
supply the place of the deceased refusing unfit or incapacitated trustees or
trustee And I declare that the provisions of this my Will shall extend and
apply to the trustees or trustee for the time being In witness thereof I the said
William John Craxford have to this my last Will and Testament contained
in two sheets of paper set my hand this twelfth day of March one thousand
eight hundred and seventy four William John Craxford signed
by the said William John Craxford Testator as and for his last Will
and Testament in the presence of us present at the same time who in his
presence at his request and in the presence of each other have hereunto

deceased, who died on the 14th day of March 1874
at "The Britannia" Tavern aforesaid
was proved in the Principal Registry of her Majesty's Court of Probate, by the Oath
of Sarah Lane of the Britannia Theatre
Hoxton aforesaid Widow Proprietress of the

The document consists of seven pages. The first five comprise the will proper and two codicils. The last two are two Grants of Probate - one to each executor: his wife and his brother.

THIS IS THE LAST WILL AND TESTAMENT
of me WILLIAM SAMUEL CRAXFORD of Britannia House Thurlow Park Road West Dulwich
Theatre Proprietor
1. I appoint my dear wife Fanny Elizabeth Craxford and my brother Alfred Lane
Craxford to be EXECUTORS AND TRUSTEES of this my will and they and the survivor of
them and other the trustees for the time being of this my will are hereinafter re-
ferred to as my trustees.
2. I give and bequeath to my said wife all my watches jewels ornaments of the
person and wearing apparel and my plate plated articles furniture linen china glass
pictures prints musical instruments books and other articles of household use or orna-
ment and household stores and provisions which respectively shall be at in or about
or belonging to my usual place of residence at me death
3. All the rest residue and remainder of my real and personal estate whatsoever I
devise and bequeath unto and to the use of my trustees according to the nature and
tenure thereof upon trust that my trustees shall sell call in collect or otherwise
convert into money such parts thereof as shall not consist of ready money and shall
out of the moneys to arise from such sale calling in and conversion and the ready
money of which I shall be possessed at my death pay my funeral and testamentary ex-
penses and debts and the legacies bequeathed by this my will any any credit thereto
and shall invest the residue of the said moneys in the names or under the legal con-
trol of my trustess in manner hereinafter provided and may vary the said investments
at their discretion and shall pay the income of said trust moneys and the invest-
ments for the time being representing the same to my said wife during her life and
after her death shall hold the said trust promises and the income thereof In trust
for all or any of my children who shall then be living in such shares and proportions
at such time of respective times and in such manner and form in every respecg as my
said wife shall by deed or will or codicil appoint and in default and subject to any
such appointment in trust for all my children who bgeing sons or a son shall attain
the age of twenty one years or being daughters or a daughter shall attain that age or
shall have married under that age and if more than one in equal shares Provided always
that no child who or whose issue shall take any part of the said promises under any
such appointment as aforesaid shall in default of appointment to the contrary be en-
titled to any share or unappointed part of the said promises without bringing the
share appointed to him or her or his or her issue into hotchpot.
4. I give and bequeath the following pecuniary legacies and direct the same to be
paid at the times and in manner herinafter mentioned
(a) To my son Samuel Alfred George One thousand five hundred pounds

(b) To my son Albert William One thousand five hundred pounds
(c) To my son Arthur Francois One thousand five hundred pounds
(d) To my son Percy Sydney One thousand five hundred pounds
(e) To my son Roy Victor One thousand five hundred pounds
Each of the above mentioned five legacies to be paid to my said sons respec-
tively when and as they shall respectively attain the age of twenty five years
(f) To my daughter Lilian Fanny Lane the sum of two thousand pounds and as to
this legacy I direct that the same shall be held by my trustees Upon the trusts
hereinafter decalred concerning the same
(g) To my sister Charlotte Hope Funnell the wife of Edward Funnell the sum of
five hundred pounds
(h) To my said brother Alfred Lane Craxford the sum of One hundred pounds on
condition that he acts as executor of this my will
5. I direct and declare that my trustees shall stand possessed of the legacy
hereinbefore given to my daughter Lilian Fanny Lane upon trust if and when my said
daughter shall attain the age of twenty five or shall previously marry with the
consent of her mother my said wife to pay the income thenceforth to arise from the
investments which shall be set apart and shall represent the said sum of two thous-
and pounds to my said daughter during her life without power of anticipation and for
her sole and separate use and benefit and after the death of my said daughter as to
both capital and income in trust for all or any of her issue in such manner and form
in every respect as she shall by deed or will or codicil appoint And in default of
and subject to such appointment in trust for all or any the children or child living
at my death or born afterwards of my said daughter who being sons or a son shall at-
tain the age of twenty one years or being daughters or a daughter attain that age or
marry and if more than on in equal share Provided always that no child or my said
daughter who or whose issue shall take any part of her said legacy under any such
appointment as is last aforesaid shall in default of appointment to the contrary be
entitled to any share in the unappointed part thereof, without bringing the share ap-
pointed to him or her or his or her issue into hotchpot[*] and if there shall be no
child living at my death or born afterwqards of my said daughter who being a son
attains the age of twenty one years or being a daughter attains that age or marries
then after the death of my said daughter or such death or failure of her children
then subject to the trusts powers and provisions herein contained or by statute
implied by my trustees shall hold the share of my said daughter and the income and ac-
cumulations or the income thereof in trust for such person or persons and other such
parties as she shall by deed or will or codicil appoint and in default of any such
appointment in trust for her next of kin

6. Provided always and I hereby declare that my trustees may postpone the sale
conversion and collection of all or any parts of my real and personal estate
so long as they shall deem proper but my real estate shall be considered as personalty [**]
from the time of my death and during such postponement my trustees may manage and cul-
tivate my real and personal estates and exercise over and in reltion thereto all
such powers of or with reference to or leasing as a tenant for life thereof may ex-
ercise in Sections 6 to 13 both inclusive of the Settled Land Act 1882 and the Settled
Land Act 1889 and may make out of the income of my real and personal estate
any outlay which my trustees may consider proper for improvements repairs insurances
stock or shares premiums or policies or otherwise for the benefit of or in respect
of my real and personal estate And I declare that the nett rents and profits or other
income produced from any and every part of my real or personal estate previously to
the conversion or collection thereof shall be applied in the same manner in all res-
pects as if the same were income arising from investments hereinbefore authorised
and that all income produced from my estate in its actual condition for the time being
whether consisting of property or investments of an authorised or unauthorised descrip-
tion and whether of a wasting or permanent character shall as well during the first
year from my death as at all times afterwards be applicable as income under the trusts
of this my will no part thereof being in any event liable to be retained as capital
but no property not actually producing income which shall form part of my estate shall
be treated as producing income or entitling any person to the receipt of income
7. And I declare that the power of appointment of new trustees or new trustee
of this my will shall be exerciseable by my said wife during her life
8. I declare that any moneys liable to be invested under the trusts of this my
will may be invested in any of the public stocks or funds of the Government of the
United Kingdom or India or any Colony or Dependency of the United Kingdom or in stock
of the Bank of England or upon real securities in England or Wales or in or upon the
debentures or debenture guaranteed stock or of any railway company in the United
Kingdom or India or in or upon the bonds debentures or securities of any public muni-
cipal or local body or authority in the United Kingdom and in any securities allowed
by law for the investment of trust funds but not any other mode of investment
9. And every trustee acting in relation to my estate or the trust property in any
professional or business capacity shall in respect of acts so dome (and without re-
gard to the question whether they strictly belong to such profession or business or
are such as a trustee could do personally) be entitled to charge and be remunerated
out of the trust property as a stranger and may instead of acting personally employ
at the expense of my estate any professional or business person or other agent to
transact any business receive pay or deliver any moneys and securities or do anything

in relation to my estate or the trust property without being answerable for the loss
arising thereby
10. Hereby revoking all former wills and testamentary dispositions by me at
any time heretofore made I declare this to be my last will and testament
IN WITNESS whereof I have to this my last will and testament contained on
this and the three preceding sheets of paper set my hand this twenty ninth day of

THIS IS A CODICIL to the last will and testament
of me WILLIAM SAMUEL CRAXFORD of Britannia House Thurlow Park Road West Dulwich
which will bears date the twenty ninth day of January One thousand nine hundred and
two I give and bequeath in addition to and not in substitution for my legacies
given by my said will the following pecuniary legacy to my sister Char-
lotte Hope Funnell the wife of Edward Funnell the sum of five hundred pounds In all
other respects I confirm my said will IN WITNESS whereof I have hereunto set my hand
this fourteenth day of February One thousand nine hundred and five -- W.S.CRAXFORD

THIS IS A SECOND CODICIL to the will dated
the twenty ninth day of January One thousand nine hundred and two of me WILLIAM
SAMUEL CRAXFORD of Britannia House Thurlow Park Road West Dulwich Theatre Pro-
prietor
1. I revoke the legacy of One thousand five hundred pounds given by clause 4
(a) of my said will to my son Samuel Alfred George and in lieu thereof I give to
my trustees such a sum as will be sufficient to purchase an annuity of eighty pounds
for the life of my said son And I declare that my trustees shall purchase such an-
nuity in their names and shall stand possessed thereof Upon trust to pay the said an-
nuity to my said son during his life or until determined as hereinafter mentioned
Provided always that if any act or event shall happen in my lifetime or after my death
whereby the said annuity would if belonging to my said son absolutely become vested
in or charged in favour of some other person or persons or corporation then such

annuity shall cease to be payable to him and shall thenceforth during the remainder
of his life be held by my trustees Upon trust that my trustees shall thereafter dur-
ing such period or periods either continuous or discontinuous as they shall in their
absolute discretion think fit pay all or any part of such annuity to or apply the
same for the maintenance and personal supprt of benefit of my said son and his wife
and children or child and more remote issue if any for the time being in existence
whether minors or adults or any one or more of such persons to the exclusion of the
others or other of them and so much of the said annuity as shall not be applied or
disposed of by my trustees under the discretionary power aforesaid shall sink into
and be applied as part of the income of my residuary estate And my trustees shall not
be liable or responsible for paying the annuity hereinbefore bequested to my said
son after the failure or determination during his lifetime of the trust hereinbefore
declared in his favour unless or until my trustees shall receive express notice of
the event causing such failure or determination
2. I give and bequeath to my daughter Lilian Fanny Lane the sum of One thousand
pounds in addition to the legacy of two thousand pounds given to her by clause 4 (f)
of my said will And I direct that such additional sum shall be held by my trustees
on the same trusts and subject to the same powers and provisions as are declared
and contained in and by my said will concerning the said sum of two thousand pounds
And that my said will shall read as if the legacy originally given to my said
daughter had been the sum of three thousand pounds in lieu of the sum of two thous-
andpounds In all other respects I confirm my said will and a codicil thereto dated
the fourteenth day of February One thousand nine hundred and five IN WITNESS whereof
I have hereunto set my hand this ninth day of December One thousand nine hundred and

THIS IS THE LAST WILL and TESTAMENT
of me FANNY ELIZABETH CRAXFORD of "Glenlea" No 109 Thurlow Park Road West
Dulwich in the County of London Widow Whereas my late husband William Samuel
Craxford by his will dated the twenty ninth day of January one thousand nine hundred
and two devised and bequeathed the residue of his real and personal estate unto and
to the use of his trustees therein named Upon trust for sale and conversion as there-
in mentioned and out of the moneys to arise from such sale and conversino and the
ready money of which the testator should be possessed at his death to pay his funeral
and testamentary expenses and debts and the legacies bequeathed by his said will or
any codicil thereto and to invest the residue of the said moneys in the names or un-
der the legal control of his trustees in manner thereinafter provided and might vary
the said investments at their discretion and should pay the income of the said trust
moneys and the investments for the time being representing the same to me the above
named testatrix during my life and after my death should hold the trust promises and
the income thereof In trust for all or any of my chilfren who should then be living
in such shares and proportions at such time or respective times and in such manner
and form in every respect as I the above named testatrix should by deed or will or
codicil appoint and in default and subject to any such appointment in trust for all
the children of the said testator who being sons or a son should attain the age of
twenty one years or being daughters or a daughter should attain that age or should
have married under that age and if more than one in equal shares Provided that no
child who or whose issue should take any part of the said promises under any appoint-
ment to be made by me should in default of appointment to the contrary be entitled
to any share or unappointed part of the said promises without bringing the share
appointed to him or her or his or her issue into hotchpot[*] And whereas on the fourteenth
day of February one thousand nine hundred and five the said testator made and duly
executed a first codicil and on the ninth December one thousand nine hundred and
eleven a second codicil to his said will neither of which said codicils affected or
altered the power of appointment given to me by the said will And whereas the said
testator died on the seventh day of May one thousand nine hundred and fourteen with-
out having revoked or altered his said will and the codicils thereto respectively
which were on the second day of July one thousand nine hundred and fourteen duly
proved by Alfred Lane Craxford one of the executors in the said will named in the
Principal Probate Registry power being reserved to me the above named testatrix the
other executor named in the said will And whereas in pursuance of the power so re-
served to be as aforesaid I the above named testatrix on the nineteenth August one
thousand nine hundred and fourteen applied for and obtained a Grant of Double Probate
of the said will and codicils out of the Principal Probate Registry Now I the above

named testatrix in exercise of the power vested in me by the said recited will and of
every other power enabling me hereunto hereby direct and appoint that my executrix
hereinafter named shall from and immediately after my decease stand possessed of all
moneys representing the residue of the real and personal estate of my late husband
the said William Samuel Craxford or the stocks funds and securities whereupon the
same shall be invested Upon trust for all my children living at my death in equal
shares and proportions I give and bequeath to my son Samuel Alfred George the diamond
ring formerly belonging to my late husband and by him bequeathed to me I give and
bequeath to my son Roy Victor the gold watch and gold chain formerly belonging to my
said husband and by him bequeathed to me such gold watch and gold chain to be given
to my said son Roy Victor upon his attaining the age of twenty one years I give and
bequeath unto my daughter Lilian Fanny Craxford all my watches jewels diamonds
ornaments of the person and wearing apparel and all my plate plated articles furni-
ture linen china glass fixtures prints musical instruments books and other articles
of household use or ornament and household stores and provisions which respectively
shall be at in or about or belonging to my usual place of residence at my death I
also give devise and bequeath unto my said daughter the rest residue and remainder
of my real and personal estate whatsoever subject to the payment thereout of my just
debts funeral and testamentary expenses I appoint my said daughter SOLE EXECUTRIX
and TRUSTEE of this my will also guardian on my infant son Roy Victor I hereby re-
voke all wills and codicils by me at any time heretofore made and declare this only
to be my last will and testament IN WITNESS thereof I have hereunto set my hand
this tenth day of June one thousand nine hundred and fifteen -- FANNY ELIZABETH

THIS IS THE WILL of me ALFRED LANE CRAUFORD (otherwise
Craxford) Junior of 15 Queens Avenue Muswell Hill in the County of Middlesex
Actor I hereby give all my property of whatsoever kind or nature unto my two brothers
William Harold and Leonard George equally and I appoint them EXECUTORS of this my
will
IN WITNESS whereof I have hereunto set my hand this eighteenth day of October
one thousand nine hundred and seventeen -- A L CRAUFORD --
Signed by the said Alfred Lane Crauford (otherwise Craxford) as and for his last
will in the presence of us both being present at the same time who at his request
in his presence have hereunto subscribed our names as witnesses EDWIN FORDE

died on the 17th day of January 1928
at 12 Lancaster Place Hampstead in
the said county

AND BE IT FURTHER KNOWN that at the date hereunder written
the last Will and Testament
of the said deceased was proved and registered in the Principal Probate
Registry of His Majesty's High Court of Justice, and that administration
of all the estate which by law devolves to and vests in the personal
representative of the said deceased was granted by the aforesaid Court
to William Harold Crauford of 12
Wellfield Avenue Muswell Hill
aforesaid Architect and Leonard
George Crauford of 39 Midhurst
Avenue Muswell Hill aforesaid
Solicitor brothers of deceased the
executors
named in the will
